As soon as the estimate is approved and the contract is signed, we are usually ready to start as soon as possible. The exact start dates and work schedule are discussed in advance and stipulated in the contract; at the final meeting before the project begins you will receive the work schedule.

The cost of the renovation is based on the scope and complexity of the work, the square footage, selected materials, and design. We provide a fixed estimate with a detailed list of tasks, so you know in advance what is included in the price. Unexpected expenses may arise only if hidden issues (such as structural damage) are discovered that were not previously known.

5. How long does an apartment renovation typically take?
Yes, we usually have an architect or interior designer on our team. We develop a design project, help with choosing the style, layout, and materials. Our team focuses on your tastes and needs, offering solutions in any style – from modern to classic – to ensure the interior is functional and reflects your vision.
The timeframes depend on the scope of work. For example, renovating a single bathroom can take about 2 weeks, a kitchen around 3 weeks, and a full apartment renovation typically takes 8–10 weeks. Larger projects (such as cottages or offices) may last several months—up to 3–6 months—depending on complexity. We create a detailed schedule and strive to meet the agreed deadlines without compromising quality.

Usually, a detailed written estimate is prepared within one to two days after the site visit. You will receive a comprehensive budget plan with a layout and breakdown of work and materials, so you clearly understand the scope and cost of each item.

In the case of a full-scale major renovation, it is extremely difficult to live on the premises. If the renovation affects the entire apartment, you will hardly be able to stay there because of the noise, dust, and lack of a kitchen or bathroom. In the case of a partial renovation (for example, just the kitchen or one room), living there is possible, but you will have to endure some inconveniences and take precautionary measures. For example, when renovating the kitchen you can set up a mini kitchen in another room (microwave, kettle) and protect the rest of the space from dust. We always discuss this aspect with the client and help to minimize the discomfort.

The process begins with the planning and project development phase, including obtaining the necessary permits. Next comes the demolition phase: removal of old finishes and partitions and disposal of construction waste. Then construction work is carried out: erecting new partitions, rough finishes, and simultaneously updating the engineering systems (electricity, plumbing, sewage). The final stage is the finishing: laying floors, tiling walls, ceiling finishes, painting, installing plumbing fixtures, lighting, and other elements until the space is fully ready. Finally, cleaning is performed and the turnkey project is handed over.

10. Are official permits required for the renovation, and who is responsible for obtaining them?
For most types of renovations, it is necessary to obtain a permit (building license) from the local town hall. This usually involves a minor works license (licencia de obra menor) for interior work that does not alter the structure of the building. We handle the preparation and submission of all necessary documents to obtain the required permits, sparing you the bureaucratic hassle. The municipal fee is paid by the property owner and depends on the project’s budget (approximately €120 + about 5–6% of the estimated cost). If the renovation involves structural changes (such as creating openings in load-bearing walls or affecting the façade or roof), a major works license (licencia de obra mayor) and an approved project signed by a certified architect will be required. We can also assist with these more complex procedures.

Layout changes are possible, but within the limits of technical regulations. Non-load-bearing partitions can be removed to modify the layout — this is a common task. However, load-bearing walls cannot be removed without a special reinforcement project and approval from a structural engineer or architect. We carefully review your building’s floor plan: if a layout change is needed, we propose safe solutions that won’t compromise the building’s structure.
As for moving plumbing or electrical systems, our engineers design new points based on technical feasibility — for instance, pipe relocation is possible but limited by the position of main risers, while sockets and switches can be freely moved by a qualified electrician. All modifications are carried out in accordance with building regulations and are approved during the project planning stage.

We guarantee the quality of the work performed. Under Spanish law, renovation and finishing works carry a minimum one-year warranty, and concealed structural defects are covered for up to 10 years. Our company provides an official warranty on the work carried out: one year for finishing works and installation. In addition, manufacturer warranties apply to the installed materials and equipment—for example, the selected parquet may have a 25-year factory warranty. In case of any issues, we promptly rectify defects under warranty. Even after the warranty period has expired, you can always reach out to us.

We usually handle the purchase of both rough-in and finish materials ourselves, coordinating with you on all key items (tiles, plumbing fixtures, finishes, etc.). We work with trusted suppliers and source medium-high quality materials. We select the most cost-effective options without compromising on quality—using outright cheap or low-quality materials is excluded. If you have brand preferences or wish to purchase certain decor elements or furniture yourself, we will of course discuss it.

14. How is payment for the work made?
Payment is usually divided into stages. The standard arrangement includes an advance when signing the contract, an intermediate payment halfway through the work, and the final payment upon project completion. For example, as is often the case with us, it might be 60% upfront, around 30% during the process (to cover material costs), and the remaining amount after the work has been approved. We are flexible with payment terms: the specific schedule is agreed upon individually, and we do our best to adapt to the format most convenient for the client.

15. How will communication with the client be organized during the renovation?
We place great emphasis on keeping the client informed. Each project is assigned a dedicated project manager or site supervisor who will be your main point of contact. You will receive their phone number and can check the progress of the work at any time. In addition, we agree in advance on the most convenient communication channels — phone, messaging apps, and email. At least once a week (and more often if needed), we provide a report on the work completed and our plans for the coming days. You will always be aware of the key stages and can give your feedback if desired. We also use digital tools for your convenience, such as sending photo reports and using online chats, so that the renovation process is as transparent and comfortable as possible for you.
